Repairs that keep properties secure, weather-tight and ready to let
Windows, doors and glass are some of the most common maintenance jobs in rental properties — and they're usually repairs, not replacements. We help landlords, letting agents and property managers across Bristol keep properties secure, weather-tight and tidy, with clear quotes and minimal fuss for tenants. Most faults are fixed in a single visit.
What we cover for rental & managed properties
- Door locks & security — lock and mechanism repairs treated as a priority between tenancies and after issues
- Door adjustment — doors that won't close, lock or latch (realignment)
- Broken & misted glass — smashed glass made safe and misted units replaced
- Window repairs — hinges, handles and locks that fail with everyday use
- Patio, French & bifold doors — patio, French and bifold repairs
- Safety & fire-rated glazing awareness — advice and suitable replacement where appropriate (see fire-rated glass)
Photo-based quoting — built for rentals
Arranging access to a tenanted property twice — once to quote, once to fix — wastes everyone's time. With our photo-first system, you or the tenant send photos of the fault and we come back with the likely repair and a price, so we often only need one visit to do the work. See what photos to send.
A dropped door, failed lock or misted unit is almost always cheaper to repair than replace. We'll always tell you honestly when a repair is the right call — and when something genuinely needs replacing.
Clear communication, tidy work
We keep it simple: a clear written quote agreed before work starts, prompt attention to anything affecting security or safety, and tidy work that's respectful of tenants and the property. Whether it's a single tenanted property, an HMO or a managed block, we're happy to deal directly with the tenant or the letting agent who holds the keys — arranging access, sorting the practicalities and keeping you updated. We take the hassle out of it for you.
HMO escape route locks
If you let a licensable HMO, the locks on the escape route are a licensing matter rather than a preference. Bristol City Council's fire safety standards for licensable houses in multiple occupation say a security lock should have a thumb-turn, or be capable of being opened immediately without a key — with an exception for rooms used for sleeping that have an escape window.
In practice that rules out any lock needing a key on the inside. We fit thumb-turn cylinders across Bristol, usually in a single visit, and can walk a property door by door if you are preparing for a licence inspection or something has been flagged. There is more detail, including the exact wording and the source, on our door lock and mechanism repair page.
We are glaziers and door engineers, not fire safety consultants — check anything specific with your licensing officer or fire risk assessor.
