We keep it simple: usually a clear quote agreed before work starts (for an urgent same-day repair, we tell you the price on the phone and invoice after), prompt attention to anything affecting security or safety, and tidy work that's respectful of tenants and the property. Whether it's a single tenanted property, an HMO or a managed block, we're happy to deal directly with the tenant or the letting agent who holds the keys — arranging access, sorting the practicalities and keeping you updated. HMO escape route locks

If you let a licensable HMO, the locks on the escape route are a licensing matter rather than a preference. Bristol City Council's fire safety standards for licensable houses in multiple occupation say a security lock should have a thumb-turn, or be capable of being opened immediately without a key — with an exception for rooms used for sleeping that have an escape window.

In practice that rules out any lock needing a key on the inside. We fit thumb-turn cylinders across Bristol, usually in a single visit. If you are preparing for a licence inspection or something has been flagged, we can walk the property and check it door by door — that visit is £145 + VAT (£174 inc VAT), and isn't charged if you go ahead with the repairs within 30 days.   Yes — send us photos or a video of the problem and we'll give a price. Once your landlord or letting agent has agreed it, we'll book a time that suits you. Agreeing the price first means nobody gets a surprise bill.

• Who pays — the landlord or the tenant?

  It depends on your tenancy and what caused the damage, so we can't advise — Shelter explains the rules clearly. We're happy to quote whoever is paying.

• Can you fit window restrictors or fire-escape hinges?

  Yes. Restrictors stop a window opening too wide — good for children's bedrooms and upstairs windows — and fire-escape hinges let a window open wide enough to get out in an emergency. Send us a photo of the window and we'll give you a price.

• Do you work with letting agents and property managers?

  Yes. We're used to working with landlords, letting agents, property managers and managed blocks.

• Can you handle repairs across a portfolio?
